I Bought a House!

Our realtor called us at noon yesterday and told us to c ome look at a house that was just listed. We checked it out at 12:30, went to the bank at 3 got a prequalified letter, and put in an offer at 5. And it’s already been accepted. The house also comes with this garage!

And a huge fenced in yard, a wrap around deck and was about 30k under market value. In what is still a pretty cheap market here in norther wi. The home owner is moving in 2 weeks and wanted a quick sell. Well he got it. We were one of 5 offers and the only one with a prequalified letter.

We did put in an inspection contingency so we’re going to have to see how that goes, but if it goes well we’ll be closing 6/14. We werent “planning” on buying a house for another year. Crazy.

Long story short I’ll be a 2 time “home owner” before I’m 30. And a land lord since our duplex will be fully rented out once we move.

Im unfortunately in a hot market and looking for shop/garage space. Just a good plot of land to build on is $30 0k in town. Out of town prices go up....because mountain views. Anything already built is 250k and up....

I’ve given up on anything in the city. The Chicago real estate market is crazy and taxes are pretty high. The only single family homes in our price range are in not great neighborhoods and I’ve heard too many condo horror stories.

I’d like to move to the burbs but cest la vie.

luckily its not right behind our house, theres an office building and a creek and tree line that seperate us, but this bar regularly has a strong police presenc e and a lot of violence but this was the first time ive actually heard gunshots coming from it

I’m in the same boat. As much as I do love living in the city, I’m so fucking tired of neighbors (although we did get lucky with most all of our current neighbors being pretty awesome), not having a lot of space, and a tight garage (we do have a decent sized, fenced front/back yard though so that’s a plus) . I have my wife pretty much onboard with a single family a little further out .

We have a healthy budget and can sell our current place (in Bucktown) for a decent profit. The farthest she’d consider going is Skokie/Evanston - which would be fine with me but I know she’d have second thoughts about even going that far . I’d love to stay in this neighborhood but prices for an adequate single family easily hit $1M, which is a bit much for us. She keeps saying, “Maybe in a few years....” but I’m ready to move, now.

We’ve gone to see houses the last few months, but we’re having a hard time finding one that we really like that either is move in ready (to our preferences) in budget, or that we love enough to be willing to pay two mortgages for a couple months while we renovate. Ultimately though, I think what’s holding us back is just my wife’s desire to not move yet. Which is fine, I like our current place and will be patient for her , but I’m getting antsy to move.

haha thats quite alright, we are looking at moving further south from where we are at which is actually closer to our office and where my son goes to daycare. and my wife hates the snow we already get here in illinois so i dont think shed take to moving more north haha

Yeah, I hear you. We’re in Lincoln Park in a one bedroom coach house. It’s pretty big, but still not what I would consider an actual home. She views moving to the suburbs as basically giving up on life. She has a vision of white picket fences and her playing June Cleaver in an apron and pearls.

It’s hard for me to get her to even consider moving out of LP, let alone a non-Chicago address. She moved here from Manhattan and is a city-girl at heart, so I can’t blame her too much. I’ve lived in Lincoln Park for 9 years now and I just need some space to spread out.

Yeah I’m lucky to be in an area where 150k is expensive, most homes in my town fall under that bar . This one was 110, and honestly a steal.

Whoo gee! That is a huge steal!

Im glad i got in where i did before the market went up and made out on the equity deal then traded up, but Damn if there aren’t other places id rather be for the hobbies, etc.....but, i can’t think of anywhere else I’d want to actually live.

So i just gotta wait for a deal or find acway to buy someone elses rental portfolio.

To put this in perspective, I recently looked at a garage that had a bay and a half. The listed price was $98,000. No plumbing and not tall enough for a lift. You got 2.6 times more garage and a house for the same money. Crazy.

Yup living in the north woods has its perks. The down side is I have to drive 3-4 hours to do... anything that inst camping, hiking, biking, or water sport.

But any Motorsport events, car shows, concerts, plays, whatever. I’m probably driving to The twin Cities or Green Bay and getting a hotel.
